Asset/property management for companies in Bangladesh is the governance of real estate a business owns or leases: a central register of land, buildings and premises, safe custody and verification of title deeds, khatians and mutation records, tracking holding tax and land development tax, managing lease agreements and IFRS 16 accounting, insurance, and alignment between property records, financial statements and tax returns.
Asset/property management becomes a board-level issue once a company or group holds more than a few properties. Factory land bought over the years in different names, a head office on lease, warehouses in several districts and land offered as bank collateral: each comes with deeds, mutation records, tax receipts and renewal dates scattered across offices and people.
This service is for companies, groups, NGOs and institutions that need their property portfolio documented and controlled. It complements our capital asset management service, which covers plant and equipment, and differs from property management, which supports individual landlords with rental properties. We do not act as a broker or developer.

Building a corporate property register
The foundation is one register covering every property the organisation owns, leases or uses.
- Location, mouza, dag and khatian numbers, and area for owned land
- Title chain: deed numbers, registration dates, sub-registry office
- Mutation (namjari) status and the name in which the land is recorded
- Holding number, holding tax and land development tax status
- Encumbrances such as mortgages to banks and court cases
- Lease terms, rent, renewal and escalation dates for leased premises
Title and mutation housekeeping
A frequent problem is land bought by a company but still mutated in a director's or the previous owner's name, or land bought in a director's name for company use. These gaps create risk for bank financing, sale, inheritance and tax. We identify mismatches between deeds, khatians and the company's books, and coordinate with your lawyer and the land office to regularise records where possible.
Original deeds should be kept in secure custody with a scanned set, and release of originals, for example to a bank, should be logged.

Leased premises and IFRS 16
Most companies lease offices, showrooms or warehouses. Under IFRS 16, as adopted in Bangladesh, most leases are brought onto the balance sheet as a right-of-use asset and a lease liability. That needs accurate lease data: term, extension options, rent schedules and advances. Rent paid to landlords also carries tax deducted at source and, for commercial premises, VAT and VDS obligations. A lease register supports both accounting and tax compliance.
Ongoing compliance and costs
- Holding tax to City Corporations or Pourashavas and land development tax to land offices
- Building plan approvals and occupancy documents from RAJUK or the relevant development authority
- Fire licence and other safety documents for factories and commercial buildings, as applicable
- Insurance coverage aligned to current values
- TDS and VDS on rent paid, with certificates issued to landlords
Property risks we often find
- Company assets recorded in individuals' names without documentation
- Missing original deeds, or originals held informally by a staff member
- Lease agreements expired but tenancy continuing without terms
- Unpaid land development tax creating arrears on mortgaged land
- Property values in the accounts that bear no relation to current insurance cover
How the process works
- InventoryWe collect information on all owned and leased properties across the organisation.
- Document reviewWe review deeds, khatians, mutation papers, tax receipts and leases and log gaps.
- Register and custodyWe build the property register and set a custody log for original documents.
- Reconcile to accountsWe align property records with the fixed asset register, lease accounting and tax returns.
- Compliance calendarWe set reminders for taxes, renewals, insurance and lease events, with periodic reporting.
Typical timeline: Documenting a corporate property portfolio typically takes four to ten weeks, depending on the number of properties, locations and the state of title records; regularising title issues can take longer as it depends on land offices and courts.

Frequently asked questions
What is the difference between this and property management?
Property management on our site supports individual landlords and NRBs with rented homes and units. Asset/property management is for organisations: it governs a portfolio of owned and leased real estate, aligns it with the company's accounts and tax, and supports board and lender reporting.
Our factory land is in a director's name. Is that a problem?
It can be. The company may not legally own the land, banks may question collateral, and tax and inheritance complications can follow. Options to regularise depend on the facts, and you should involve a lawyer. We help document the position and its accounting and tax effects.
Do we need to apply IFRS 16 to our office lease?
Companies reporting under IFRS/BFRS generally must recognise most leases on the balance sheet, with limited exemptions for short-term and low-value leases. The calculation needs accurate lease data, which a lease register provides.
Can you verify land titles before we buy?
We coordinate title verification as part of our ownership verification service, including searching records and reviewing the chain of deeds and mutation. A lawyer should give the final legal opinion on title before purchase.
Do you manage maintenance and facilities?
Our focus is records, compliance, accounting and tax. Physical maintenance, security and cleaning are covered by our facility management service, and the two can be combined if you need both.
